Built for the exchange, not just for reading
Florida does not leave the owner guessing at the hearing. At least 15 days before it, the law requires the county's property appraiser to hand the owner its evidence list, a summary of what its witnesses will say, and copies of the documents — and that list must contain the property record card for the home (Fla. Stat. 194.011(4)(b), amended effective September 2025; before that, the owner had to ask for it in writing). The exchange is made of three things: a list, a summary, copies. That is the shape your evidence report already has. Comparable sales listed one by one. Every figure cited to the record it came from. The county's own number set against them, in the order the board asks to see it. Nothing to assemble later.
When we are NOT the cheapest option
Our fee is flat, so it is the same whether your estimated savings are large or small. Contingency firms charge a percentage of what you actually save — typically 25–40% — and charge nothing when an appeal produces no reduction. That means the math flips: below roughly $600 in estimated annual savings, a contingency firm is likely cheaper for you than our flat fee, and we would rather tell you that than take your money.
Rule of thumb: if your estimated annual savings are under ~$600, use a contingency firm. Above that, a flat fee keeps more of the savings with you. Every figure we publish is an estimate, not a promise of outcome.
