How we produced these numbers

Based on Florida Department of Revenue Property Tax Oversight (PTO) data portal public assessment roll data (2025 tax year), comparing assessed values with recent comparable sales, normally normalized by recorded square footage when enough data exists. The model also evaluates documented flood location, age-based condition signals and any recent arm’s-length sale; recorded size adjusts the sales comparison and is not scored separately. Figures are county-level estimates produced by an automated model — they are not an appraisal and not a finding about any specific property. Actual results depend on your property and on your county’s Value Adjustment Board. Savings are not guaranteed, and some appeals result in no change.
