The model also evaluates documented flood location, age-based condition signals and any recent arm’s-length sale; recorded size adjusts the sales comparison and is not scored separately. Figures are county-level estimates produced by an automated model — they are not an appraisal and not a finding about any specific property. Actual results depend on your property and on your county’s Value Adjustment Board. Savings are not guaranteed, and some appeals result in no change.
