Is your Florida county overcharging you on property tax?
Your TRIM Notice arrives with a number on it and no explanation, and checking whether it holds up means days inside county records. So we do that part. We pull the roll. We score the evidence our current model actually supports. You file — one form, one page.
The work is ours; whatever you save is yours to keep.

Figures come from our June 2026 statewide scan of the 2025 assessment roll. "Estimated savings" is a modeled figure, not a promise of outcome.
How we produced these numbers
Based on Florida Department of Revenue Property Tax Oversight (PTO) data portal public assessment roll data (2025 tax year), comparing assessed values with recent comparable sales, normally normalized by recorded square footage when enough data exists. The model also evaluates documented flood location, age-based condition signals and any recent arm’s-length sale; recorded size adjusts the sales comparison and is not scored separately. Figures are county-level estimates produced by an automated model — they are not an appraisal and not a finding about any specific property. Actual results depend on your property and on your county’s Value Adjustment Board. Savings are not guaranteed, and some appeals result in no change.

How we compute your appeal
- 1
We scan your parcel
We pull assessed value, exemptions, and review year from your county Property Appraiser record.
- 2
We pick comparables
We filter recent sales by size, year built, lot, and neighborhood — 4 to 8 cited sales.
- 3
We measure the gap
If the county value sits above the market value the comps support, that excess is your appeal basis.
How the math works
A worked example — not your home.
$400,000
8%
Illustrative arithmetic on a hypothetical property, using Florida’s typical effective rate (~1%). It is not an estimate for your home and not an outcome promise: nobody has looked at your parcel yet, and the decision rests with your county’s Value Adjustment Board.
See my county’s dataWhy the timing matters
Florida TRIM Notices land in August. From the date on that notice you have 25 days to petition — miss it and the assessment stands for the year. That is the entire window, and it is why the slow part — pulling the roll, checking the comps — is better handed off early than started with four days left.

Florida's homestead exemption reduces your taxable value and caps annual assessed-value increases at 3% (Save Our Homes). If you bought or moved in the last year, you must apply by March 1 to claim it for the first time — an existing exemption renews automatically. Our report tells you whether the exemption and any portability you qualify for are on file for your parcel.
